The eHomescompany has extensive knowledge and experience of helping Landlords maximise their rental income and minimising the hassle involved. We provide a let only service, as well as a Let and Management service to minimise stress levels. We will be pleased to advise you the rental value of your property. Our city centre office enables us to cover every part of Leicester.
Rent
After an accurate rental valuation given to you by our lettings valuer we will discuss the likely rent that can be achieved. Rental payments are payable by the tenant monthly to the eHomescompany. You will be paid direct from this account and we will prepare, at regular intervals, an income and expenditure account, which you can send to the Inland Revenue.
Tenant
We have a large database of prospective tenants looking for properties in Leicestershire and surrounding villages. We will select and arrange viewings for suitable tenants for your property and will take up references and credit checks for interested applicants.
Tenancy Agreement
We will prepare an up to date legal agreement and this will run for a minimum of 6 months. The agreement will set out the terms and conditions of the tenancy and can be renewed accordingly. Upon request, we can provide a sample tenancy agreement.
Utility Services and rates The tenants that occupy the property will be reliable of paying electricity, gas, water rates, council tax, internet and telephone bills.
Repairs Landlords are responsible for any major repairs to the property with the exception of damages caused by the tenants. The eHomescompany can instruct its own contractors for small repairs or use will ask you to nominate a preferred contractor of your choice. The charges for any repairs or maintenance will be deducted from any rental payments to you after the work. Major repairs and maintenance will only commence after we are given authority from the landlords.
Mortgages If your property is mortgaged it is important to receive permission from your bank or building society prior to letting your property. If you have a buy to let mortgage this may not affect you.
Tax Implications
The following can be deducted from any rent received in a tax year and treated as an expense, paying tax on the remainder:
Our professional fees
Fair wear and tear and any repair or maintenance costs.
If furnished or part furnished then 10% of the rent as depreciation
Interest paid to the mortgage provider.

It is important for you to insure your property and this can be arranged for you. Fee
We provide a free rental valuation and also market your property for nothing. Once we successfully find you a tenant our professional fees for setting up the tenancy and managing the property will include the following:

Collect rent and make rental payments to you monthly
